Terms of Service

These Terms of Use ("Terms") are a binding agreement between you and Reeeally, LLC ("Reeeally," "we," "us," or "our"), a Delaware limited liability company. By accessing or using our websites, apps, browser extensions, APIs, and related services (collectively, the "Service"), you agree to these Terms and to our Privacy Policy and Cookie Policy, which are incorporated by reference. If you do not agree, do not use the Service.

1. Who we are; how to contact us

Reeeally, LLC is organized in the State of Delaware. Our registered office is 651 N Broad St, Suite 201, Middletown, DE 19709 (via our registered agent). For questions about these Terms, email legal@reeeally.com.

2. Changes to these Terms

We may update these Terms to reflect changes to the Service or the law. We will post the revised Terms and update the "Effective date" above. If a change is material, we will provide reasonable notice (e.g., in-product banner or email). Continued use after the effective date constitutes acceptance.

3. Eligibility & accounts

You must be at least 18 and legally able to enter contracts. To use certain features you must create an account, keep your credentials confidential, and promptly update any changes. You are responsible for all activity under your account.

4. Billing and subscriptions

Purchases.Subscription plans or other paid features may be purchased. Prices, taxes, billing cycle, and refund/chargeback rules are shown at checkout and in your account.

Trials & promos.We may run promotions or trials that are subject to additional terms.

5. The Service and your responsibilities

Reeeally provides AI-assisted real-estate research tools, including location search, neighborhood and property analytics, and estimated financial metrics. Outputs are generated predictions and summaries; they can be wrong, incomplete, outdated, or inappropriate for your situation. You are solely responsible for how you use outputs and for verifying results with primary sources and licensed professionals.

You agree to:

• comply with all laws (including housing, lending, anti-discrimination, consumer protection, and data-protection laws),
• use the Service only for lawful research and evaluation,
• not submit unlawful, harmful, or confidential data you do not have the right to share,
• not reverse engineer, interfere with, or overload the Service,
• not use outputs to provide regulated advice (legal, tax, financial, or appraisal) without appropriate licenses, and
• not use the Service to make decisions that could cause harm without human review.

6. No professional advice

Reeeally is not a broker, lender, appraiser, tax advisor, or legal advisor. Outputs, scoring (e.g., "risk index," "ROI," "local score"), and content are for informational purposes only and do not constitute advice. You should consult qualified professionals before making investment, lending, tax, or legal decisions.

7. Third-party services and data (e.g., Google)

The Service may integrate third-party products (for example Google Maps/Places), listings sources (e.g., MLS partners), and public or commercial datasets. Your use of those services is subject to the third party's terms and privacy policies. We do not control third-party content and are not responsible for their accuracy or availability.

8. Your content; our license

You may submit prompts, addresses, filters, files, data, and feedback ("User Content"). You retain ownership of your User Content. You grant Reeeally a worldwide, non-exclusive, royalty-free license to host, process, display, and use User Content solely to provide and improve the Service (including safety, troubleshooting, analytics, and quality). If you provide feedback, you grant us a perpetual, irrevocable license to use it without restriction or compensation.

9. AI outputs; our rights and your responsibilities

Subject to these Terms and applicable law, we grant you a license to use the outputs generated for you by the Service ("Outputs"). You are responsible for (a) evaluating the accuracy, (b) attributing or citing third-party data when required, and (c) ensuring your use of Outputs complies with law and these Terms (including Section 5). You may not claim that the Service or third parties endorse your Outputs.

10. Privacy & cookies

We describe how we collect and use information in our Privacy Policy and Cookie Policy. You can manage optional cookies (e.g., analytics/marketing) via the in-product "Manage Cookies" control at any time.

11. Beta/experimental features

We may label some features as Beta or Experimental. These may change, break, or be withdrawn. We provide them as is without guarantees.

12. Suspension & termination

We may suspend or terminate access if you violate these Terms, create legal exposure, or harm the Service. You may stop using the Service at any time. Sections that by their nature should survive (e.g., fees owed, IP, disclaimers, limitations, arbitration, and governing law) will survive termination.

13. Intellectual property

The Service (including software, models, UI, design, and content we provide) is owned by Reeeally or its licensors and is protected by IP laws. Except for the limited rights expressly granted, no license is granted. Do not remove proprietary notices.

14. DMCA & takedowns

If you believe content on the Service infringes your copyright, send a DMCA notice to dmca@reeeally.comwith sufficient detail (work claimed infringed, location on the Service, your contact information, and a sworn statement). We may remove content and, when appropriate, suspend repeat infringers.

15. Disclaimers

THE SERVICE AND ALL OUTPUTS ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, REEEALLY AND ITS LICENSORS DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ACCURACY, NON-INFRINGEMENT, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND QUIET ENJOYMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE, THAT OUTPUTS WILL BE ACCURATE OR COMPLETE, OR THAT ERRORS WILL BE CORRECTED.

16. Limitations of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, REEEALLY AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND LICENSORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOST PROFITS; LOST DATA; BUSINESS INTERRUPTION; OR COST OF SUBSTITUTE SERVICES, ARISING OUT OF OR RELATING TO THE SERVICE OR THESE TERMS, EVEN IF ADVISED OF THE POSSIBILITY. OUR AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID TO REEEALLY FOR THE SERVICE IN THE 12 MONTHS BEFORE THE CLAIM OR (B) $100.

Some jurisdictions do not allow certain limitations; in those cases, the limitation will apply to the maximum extent permitted.

17. Indemnification

You agree to defend, indemnify, and hold harmless Reeeally and its affiliates, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Service or Outputs; (b) your User Content; or (c) your breach of these Terms or applicable law.

18. Export & sanctions

You may not use the Service if you are located in, or are a resident or national of, any country or region subject to comprehensive U.S. sanctions or if you are on any U.S. government denied-party list. You agree to comply with all applicable export and sanctions laws.

19. Governing law; arbitration; class-action waiver

These Terms are governed by the laws of the State of Delaware, excluding conflict-of-laws rules. Any dispute arising out of or relating to these Terms or the Service will be resolved by binding arbitration administered by JAMS under its Rules in Wilmington, Delaware, before a single arbitrator. You and Reeeally waive any right to a jury trial or to participate in a class action or class arbitration. Either party may seek injunctive relief in court for IP or unauthorized use while arbitration is pending.

20. Miscellaneous

Entire agreement.These Terms are the entire agreement between you and us regarding the Service and supersede prior agreements about the Service.

Severability.If any provision is unenforceable, the rest remain in effect.

Assignment.You may not assign these Terms without our consent; we may assign to an affiliate or in connection with a merger, acquisition, or sale of assets.

No waiver.Failure to enforce a provision is not a waiver.

Notices.We may send notices by email, in-product messages, or posting.
